The Service
What is ff&e design?
FF&E stands for furniture, fixtures and equipment: everything in a space that isn't part of the building structure, from sofas and dining tables to lighting, sanitaryware, door furniture and soft furnishings.
FF&E is where a scheme comes to life, and where budgets are most often won or lost. A well-specified FF&E package balances aesthetics, function and cost, so money is spent where it makes the biggest difference.
Gülçin specifies FF&E to suit each project's aesthetic, functional and budget requirements. Clients with limited budgets per room have praised her ability to source tiles, taps and sanitaryware that deliver a high-end look without overspending.
Our 'buy once, buy well' philosophy guides every specification: pieces made to last, from makers who care about craftsmanship and sustainability.
Why it Matters
The cost of getting it wrong
Poorly specified FF&E is one of the most common reasons a high-end space falls flat.
Wrong scale
Furniture that's too large or too small for the room is one of the most common, and expensive, mistakes.
Style without substance
Pieces chosen on looks alone can wear badly, stain easily or fail under daily use.
Inconsistent finishes
Mismatched metals, timbers and fabrics make a scheme feel unresolved.
Budget in the wrong places
Overspending on some items forces compromises on the pieces that matter most.

Common Questions
FF&E Design FAQs
What does FF&E stand for?
+
Furniture, fixtures and equipment: everything in an interior that isn't part of the building structure.
Can you work to a limited budget?
+
Yes. FF&E is specified to suit the aesthetic, function and budget of each project, and clients have praised our ability to achieve a high-end look within a set budget.
Do you also buy and install the items?
+
Yes. FF&E design pairs naturally with our procurement and installation services.
Can I reuse some of my existing furniture?
+
Absolutely. Keeping pieces you love fits our 'buy once, buy well' approach, and we design the scheme around them.
How much does it cost?
+
Fees are based on project scope and complexity, typically a fixed fee or a percentage of construction cost. You receive a detailed proposal after the complimentary consultation, so you know exactly where you stand before committing.
Is the first consultation free?
+
Yes. Every project begins with a complimentary site visit and project appraisal, at no cost to you.
How long will my project take?
+
Timelines depend on scope, lead times and building work. Your programme is discussed at the consultation and confirmed in your proposal.
How do payments work?
+
A deposit of 50% of the agreed fee is taken at the Engagement stage, once you have approved the vision, scope and contract.
Do you offer an emergency or same-day service?
+
We are a design studio rather than an emergency service. Call 07540 520716 or send an enquiry and we'll come back to you.
